Surveys Essential Before A Property Purchase

It is essential to pay for an independent survey of any property you are considering purchasing, before you make an offer.

This is the opinion of Jon Charters-Reid, who has written a book called ‘How to be a Smarter House Buyer’.

In an interview with the Yorkshire Post, he offered some of his top tips for prospective buyers, but particularly stressed the importance of undertaking a survey, regardless of the age of the property.

Mr Charters-Reid explained that a survey can pick up a host of issues with a property that could affect its value, and that could impact on whether you want to go ahead with a purchase if there is too much work to do.

A thorough independent survey will examine everything from the structure of the house to its roof, drainage and much more besides. If you discover that the home you are considering buying will mean you need to pay for roof repairs in Manchester, for instance, you may want to revise your offer lower.

He also revealed that, while your bank will recommend certain surveyors, it is better to choose your own as you can make sure that they look at every part of the property.

“On most surveys carried out by the bank, there is no inspection of the loft or roof void and the roof makes up at least a third of the structure of the property,” he stated.

However, by choosing your own surveyor, you can ensure that every part of the property is thoroughly examined.

And with the Halifax House Price Index revealing last month that house prices have risen by six per cent since 2015, it is certainly in home buyers’ interests to make sure they are not landed with any unexpected repair bills after moving.
